Position Summary
This role is a full-time position located within our attractive 250-space manufactured home community in Santa Maria, California. The individual in this role will manage property operations and resident relations. Daily tasks include interacting with residents, potential residents, and vendors, alongside clerical and bookkeeping duties, as well as overseeing staff and service providers. The ideal candidate should have property management experience, excellent customer service abilities, strong organizational skills, and a friendly, helpful attitude. Onsite housing is provided, and living on the property is mandatory.Company Overview

Position Performance Objectives
- Collect, post, and deposit rent checks electronically.
- Record utility meter readings.
- Receive and respond to phone calls.
- Respond to emergency and after-hours calls.
- Address resident inquiries and emails.
- Process rental applications for prospective buyers and renters.
- Market available homes for rent and open RV storage spaces.
- Communicate with the Regional Property Manager and Operations Manager regarding market trends and rental progress.
- Draft various resident notices related to property management for distribution.
- Conduct regular property inspections to ensure rule compliance.
- Assist in monitoring vendor progress on capital expenditure and construction projects.
- Code and approve accounts payable invoices electronically.
- Create, assign, and process service tickets.
- Maintain digital resident files.
- Keep various books and records related to community operations.
- Process daily incoming mail.
- Schedule clubhouse reservations.
- Coordinate monthly community events.
- Lock up the community clubhouse every two weeks.
Key Competencies
- Exceptional written and verbal communication skills.
- Self-motivated, able to work with minimal supervision as part of the management team.
- Experience with capital expenditure projects and vendor or contractor oversight.
- Stay updated on the California Mobilehome Residency Law and Title 25.
- Knowledge of landlord-tenant laws.
- Handle personnel, residents, family members, visitors, and the public with tact.
- Strong computer skills and proficiency in Microsoft Office, with a willingness to learn new software.
- Demonstrate trustworthiness and perform duties with high confidentiality and accountability.
- Work efficiently, manage multiple projects with proper prioritization, meet tight deadlines, and adapt to changing circumstances.
- Excellent organizational skills with high accuracy and attention to detail.
Physical Requirements
- Ability to work in the mobile home park office, using a computer screen and typing for approximately 80% of a standard workday.
- Ability to walk throughout the community for extended periods.
- Ability to bend, reach, and lift boxes and office supplies up to 30 pounds.
Experience Requirements
- Minimum of an Associate degree.
- 3 to 5 years of property management experience.
- Proficient and experienced with property management software like Rent Manager, Yardi, or AppFolio.
- Mobile home park experience is a plus.
