Overview

Carlo Inc., a leading property management firm with more than five decades of proven success, is looking for a dedicated Community Manager to oversee a 59-unit residential community. This position is essential for managing daily activities, ensuring tenant contentment, and elevating the overall living experience. The role offers a competitive wage of $17.87 per hour along with a complimentary on-site apartment (2 bedrooms, 2 bathrooms).

Requirements

• A minimum of one (1) year of experience in apartment management.
• Solid background in sales and leasing practices.
• Excellent credit history is mandatory.
• Superior organizational abilities, self-drive, and capacity to manage multiple tasks.
• Competence in Microsoft Office applications (Outlook, Excel, Word).
• Familiarity with Yardi and Spotlifecenter is a plus.
• Clear, polite, and professional communication skills.
• Understanding of Fair Housing regulations is advantageous.

Key Responsibilities

• Leasing and Sales: Present apartment units, organize open houses, execute lease agreements, and oversee rent collection.
• Resident Relations: Handle tenant inquiries, resolve concerns, and manage notices and lease renewals.
• Property Management: Facilitate move-ins and move-outs, coordinate with vendors and maintenance staff, and maintain common area attractiveness.
• Operational Support: Aid in day-to-day operations, enforce community policies, and schedule apartment turnovers.
• Communication: Foster excellent dialogue with residents, vendors, and the management team.

Compensation and Benefits

• Hourly Rate: $17.87 per hour.
• Housing: Live on-site in a generous 2 bedroom, 2 bathroom apartment.
• Bonus Program: At least $75 for each approved lease.
• Health Benefits: $200 monthly employer contribution toward health insurance. Optional dental and vision coverage.
