Maintenance Technician

Maintenance and Construction | Non Exempt
Reports to: Maintenance Supervisor or Property Manager

Overview

You ensure the community remains operational, secure, and well-prepared. You resolve issues, prevent future problems, and take satisfaction in delivering clean, completed work that residents can appreciate. This practical role provides clear objectives and the chance to witness the outcomes of your efforts on a daily basis.

What You Do

• Complete daily service requests, punch outs, cut outs, and preventive maintenance.
• Prepare vacant apartments for move-in ready occupancy.
• Conduct plumbing tasks including repairing leaks, unclogging drains, and replacing faucets, hoses, and minor piping.
• Manage electrical work such as outlets, switches, circuit breakers, light fixtures, and basic wiring.
• Apply paint and prepare surfaces for walls, doors, floors, appliances, roofs, and equipment using brushes, rollers, and sprayers.
• Fix and maintain doors, cabinets, countertops, molding, caulking, blinds, and window screens.
• Service appliances like stoves, refrigerators, washers, dryers, and dishwashers.
• Clear drains and sewer lines up to four inches in diameter.
• Remove bulk trash and abandoned items, including appliances.
• Perform minor drywall repairs, stair tread repairs, and cove base installation.
• Maintain grounds by collecting litter, sweeping dumpster areas, and caring for landscaping beds.
• Clean and inspect mechanical rooms and storage spaces.
• Assist with rodent control and snow removal when needed.
• Use ladders safely and perform rooftop work as required.
• Track inventory of tools, equipment, and materials.
• Accurately complete work orders and job documentation.
• Communicate progress and issues to your supervisor.
• Adhere to OSHA, Fair Housing laws, safety regulations, and company SOPs.
• Maintain a professional appearance both on and off the property.

What You Bring (Requirements)

• Are you HVAC certified? GREAT.
• Are you CPO certified? Even better!
• Strong customer service and communication skills.
• Comfort using hand tools, power tools, painting equipment, ladders, and safety gear.
• Ability to follow written and verbal instructions.
• Ability to work outdoors in heat, cold, rain, or snow.
• Availability to work scheduled hours, weekends, and overtime when necessary.
